• Maintenance Mechanic

    Summary: The Biloxi Housing Authority (“BHA”) is seeking qualified candidates for the position of Maintenance Mechanic. The primary purpose of this position is to perform maintenance tasks for BHA housing sites and grounds. The incumbent performs general repairs to the interior and exterior of Authority buildings, including electrical, gas, plumbing, carpentry, painting, and grounds keeping duties, in response to work orders generated by service requests or unit inspections. This position also performs repairs on maintenance equipment as needed. 

    Experience/Education Requirements:

    • High school diploma or GED, or trade or vocational school certification, focusing in HVAC, carpentry, plumbing, and electrical repairs, and at least four (4) years of related experience in construction or building maintenance; possession of a skilled building trade license preferred; or
    • Any equivalent combination of education, training, and experience, which, in the sole determination of the BHA, provides the required knowledge and abilities, may be considered sufficient.
     
      Duties and Responsibilities:
    • Makes general repairs to the interior/exterior of BHA buildings and facilities, employing a high degree of skill in the HVAC, electrical, gas, plumbing, and carpentry trades.
    • Responsible to maintain accurate inventory on assigned vehicle and property warehouse.
    • Maintains and makes general repairs to household appliances, BHA tools, Personal Protective Equipment and any assigned equipment.
    • Performs general grounds maintenance by maintaining BHA roads, sidewalks, driveways and parking areas; security lighting, playground and recreational equipment and furnishings; fencing, garbage and trash receptacles and facilities; drainage culverts, sewers, retention ponds and catch basins; and clothes lines and poles.
    • Repairs or replaces damaged materials or components of building, including, but not limited to: walls, roofs, facia, soffits, siding, foundations, doors and windows, rainwater drainage systems, floors and floor covering materials, cabinets and wood trim, plumbing fixtures, and heating/cooling equipment.
    • Repairs or replaces plumbing fixtures and fittings, including but not limited to: showers, faucets, drains, sewer lines, toilets, sinks, water heaters, and water pumps.
    • Maintains communication regarding maintenance issues with customers and BHA personnel; reports problems regarding unsafe or unsatisfactory conditions to supervisor.
    • Completes full site/building inspections monthly on assigned properties. Generates Work Order of repairs needed in the Work Order software system and assigns the Work Order to the Maintenance Supervisor for review. Reports any health and safety deficiencies to the Maintenance Supervisor immediately. 
    • Maintains fire alarm panels and components by completing inspections to ensure proper operation at assigned properties.
    • Completes monthly elevator inspections to ensure all components and safety equipment are operable. Maintains elevator inspection log monthly.
    • Responds to work orders submitted by tenants or Authority staff members. Completes all Routine Work Orders within thirty (30) days. Completes all Emergency Work Orders within twenty-four (24) hours. Completes Urgent Work Orders within seventy-two (72) hours. Provides detailed description of work performed that includes a minimum of two pictures, two sentences and materials used in the work order software system for each task completed.
    • Works on call shift that includes after hours, weekends and holidays to perform emergency repairs to units. 
    • Installs and maintains signs including, but not limited to, handicap parking, parking lot, and directional signs, office signs, and apartment addresses.
    • Performs scheduled cyclical maintenance duties including, but not limited to, replacing smoke detector batteries and replacing HVAC filters.
    • Uses brushes, rollers and airless spray equipment to apply the required number of coats of paint, enamel, varnish, lacquer, or other protective or decorative material on a variety of surfaces, including wall and ceiling board, wood, metal, plaster, stucco, concrete or brick.
    • Performs carpentry repairs to damaged walls, roofs, woodwork, floors, gutters and downspouts, garage doors, fences, gates, windows, cabinets, doorbells, and interior and exterior doors; replaces fixture if it cannot be repaired.
    • Secures vandalized or abandoned units.
    • Performs other duties as assigned.      
    Benefits and Compensation: BHA offers a comprehensive and competitive benefits package. The annual salary range for this position is $42,000-$58,600. Salary is commensurate with experience and qualifications.
